I checked out a couple, State Farm had a decent rate, about
$ 160 annual, for my area, and CSAA, which was a bit more but since
I have my auto ins. with them, got a discount, so I went with them

I would suggest going through whoever you get your car insurance from. They usually offer discounts for that. Renters insurance is fairly cheap for quite a bit of coverage. I think I pay like $ 7 a month for $ 20,000 of replacement coverage. It would be a good idea to take video or pictures of your important stuff and keep it in a safety deposit box in case of a fire or whatever you could prove what items you had.

my home caught fire and we were renting however we had no renters insurance at all. The source of the fire was due to the meter however every lawyer I talked to will not touch the case.

Get a report from the fire inspector that states the cause of the fire. If you can get paperwork from your previous landlords regarding their home owner’s insurance payout that would be nice as well. Then sue the power company, landlord, or whoever owned and was responsible for the upkeep of whichever meter caused the fire. You do not need a lawyer if you have all the proof. If you’re not sure how to go about filing a lawsuit, go ask at the court house in your area, they should be able to help.

I have a renters insurance policy with liability coverage as well if I were to have an accident. I recently shot a BB Gun that shattered a neighbor’s patio door glass. I already admitted fault & talked to the neighbor but I’m pretty sure my renters would cover this. What do you think? I am with Allstate.

Your policy would have a liability clause which should cover damage you do to the property of others.

What I’m asking is, the original lease that was signed says that the manger strongly urges the tenant to obtain renters insurance, Is it legal for the manager to say that renters insurance is required after the original lease was already signed?

Hmm. First of all, it’s going to depend on what state you’re in, so what FORM the policy is written on. Second, it’s ALSO going to depend on what the tools are used for. That’s an EXTREME dollar amount of tools to “just have around the house”. The FIRST thought an adjuster is going to have is, these are business related. Like you’re a mechanic, or carpenter or something.
Most policies have a limit of $ 250 or $ 500 for stuff used in your business, while away from your premises. So that would apply.
Besides that, PERSONAL PROPERTY is covered, anywhere in the world, except at a secondary residence.
My bet is, you’re going to have a hard time telling them why there’s that much in tools in storage.

If you are renting then the landlord is responsible. Renter’s insurance is for your belongings but your landlord’s insurance may pay for your personal items.
